VENTURA : Surfboards Shape Up as a Second Job

When a real estate agent sells a house, it is common practice for the agent to give a small gift to the buyer. For Dave Wallace, an agent with Don L. Carlton Realtors in Ventura, the gift is often one of his hand-crafted surfboards.

Each week Wallace shapes 15 surfboards that are sold in area surf shops. Under the brand name Vector Vehicles, the surfboards are popular locally, said Vince Felix, a salesman at Waveline Ventura, one of the shops that carries the line of boards.

“I basically have two full-time jobs,” Wallace said. “I can go in and shape surfboards in the morning, be done by 12 p.m. and be in the real estate office by 1 p.m. It works out well.”

The 37-year-old Ventura resident has been shaping surfboards since 1967. “I think the first one I shaped was for my sister, then I shaped one for myself and pretty soon I just started shaping boards for all my friends,” Wallace said. “It took off from there.”

In 1969, a Ventura surf shop hired Wallace, then a 16-year-old high school student, to make surfboards. He has been crafting boards ever since, about 10,000 or so to date. His short boards, popular among younger surfers, sell for about $300. His long-board designs retail at about $400.

For several years, Wallace sold his surfboards from a surf shop he owned in Oxnard, but he tired of running a retail store. Five years ago, he decided to take up real estate to supplement his income from Vector Vehicles.

The combination of the two jobs has worked out well for Wallace. For instance, he recently received an increase in surfboard orders that partially offsets the slump in real-estate sales. More than just a moneymaker, board-making is Wallace’s passion.

“Real estate is going to be a lot more financially rewarding than shaping surf boards is ever going to be, but shaping is therapeutic,” he said.//////

Ojai neighborhoods are in a delightful small town in the midst of the Santa Paula Mountains. Homes range from small cabin like houses to very upscale estate like homes. The area is considered a town of artists and craftsman. The major industry in this town is tourism.

 The valley is about 10 miles by 3 miles  wide and the population was 7,461 at the 2010 census, down from 7,862 at the 2000 census.

The city’s self-styled nickname is “The Shangri-La of Southern California”, referring to the similarities between the health-and-spirituality-focused region and the mystical sanctuary of James Hilton’s novel Lost Horizon. 

The city was laid out in 1874by real estate developer R.G. Surdam and named Nordhoff, California, in honor of the writer Charles Nordhoff. Leading up to and during World War I, American sentiment became increasingly anti-German. Across the United States, German and German-sounding place names were changed. As part of this trend, Nordhoff was renamed Ojai in 1917.

The public high school in Ojai is still named Nordhoff High School. The public junior high school, named “Matilija”, formerly served as Nordhoff Union High School and still features large tiles with the initials “NUHS” on the steps of the athletic field.

Since Ojai is lined up with an east-west mountain range, it is one of few towns in the world to have a “Pink Moment” occur as the sun is setting. The fading sunlight creates a brilliant shade of pink for several minutes on the Topatopa Bluffs, over 6,000 feet (1,800 m) above sea level at the east end of the Ojai Valley.

The Ventura River flows through the Ventura River Valley, draining the mountains surrounding Ojai to the north and east and emptying into the Pacific Ocean at the city of Ventura. The Ventura River was once known for its steelhead fishing before Matilija Dam and Lake Casitas were constructed, eliminating habitat for this trout species.

If you purchase a home and put 20% as a down payment, there is a 10%  difference between the down payment and the Mortgage Loan.  The lender wants a guarantee on that 10%  in case of foreclosure.  question

  • Insurer charges an annual premium of 0.49 percent
  • For an annual premium of $771.75
  • 12 monthly payments of $64.31 per month .

Now just multiply this up to get a pretty accurate month premium amount.
Note: Be sure and contact your lender when you reach 80%, as they must cancel the insurance. If not at 80% by Federal law they must at cancel at 78%.

Cowboys Practice in Oxnard

The Dallas Cowboys made their annual journey to Oxnard for their pre-season football camp. The following are practice days.Admission is FREE, no tickets needed, there is a $10 fee for on-site parking.

The Channel Islands National Park lies just off shore as does a National Marine Sanctuary. The Los Padres National Forest is found in Ventura’s foothills while two of California’s longest flowing open rivers help to form the city’s boundaries.

Midtown Real Estate

Midtown is a bungalow style community developed back in the 1920’s. Most of the houses are small Cape Cod or Spanish style homes. Many of the homes have wood floors and all have a lot of character. This neighborhood is a very “in-demand” due to its convenient location close to the Beach area and Harbor.

Hillside Real Estate
These neighborhoods have beautiful Ocean and Mountain view properties. There is an ambiance of country living in these hillside homes. The houses are mostly large traditional Spanish style, some having as many as 5 bedrooms.

Ventura Beach Real Estate
The beach homes are in the Pierpoint, Ventura Keys and Ventura Marina. This beach area offers small bungalows to Majestic beachfront homes with up to 90 feet of beach frontage! Yes, it’s true and the old timers used to talk openly about the Banana Belt of Ventura County. It was located along the sloping areas along the Santa Clara River, down near the ocean around Saticoy. This is a unique micro-climate and probably has the only commercial banana farm in the western United States. The small area is a ribbon of land nestled near the oceanfront community of La Conchita, just north of Ventura California. La Conchita is a small community located on U.S. Route 101, just southeast of the Santa Barbara county line.

The area is considered perfect for growing bananas, is rimmed with eastern cliffs that keep the ocean breezes circulating. The colder night air from the inland mountains is blocked from settling in.  It’s much milder here on winter nights..almost 8-10 degrees warmer. The cliffs are the foothills of the Los Padres National Forest and they provide the “air drainage” needed to keep the frost at bay.
Limited banana varieties will grow in other areas of Ventura County, but require more water and fertilizer.ban

The Small Towns and Communities in Ventura County

Ventura County is made up of many prosperous small towns and communities.

What started out as mainly agricultural land and products has grown into a giant on the California economic scale. Ventura is an exciting place and is as diverse as the people who live here. It has it all; inland green valley’s, rolling hills, mountains, seashore, islands off the coast, large and small cities, hillside estate homes, beachfront homes, harbors, rivers, canyons, 100 year old oak trees that line the old country dirt roads that meander along flowing rivers and along the many orange, lemon and avocado groves throughout the county.

Ventura County is one of the most affluent population centers in the U.S. The county is ranked as one of the top 100 highest income counties in the country, and as the sixth wealthiest county in California by per capita income.

Ventura County is a major player in the Tech Coast Area and has a large presence in technology corporations involved with healthcare, telecommunications, development and biotech corporations, most of which are located in the Conejo Valley.
The City of Ventura itself offers a diverse selection of lifestyles and residential options. The city has gone through a renovation and modernization phase the last few years and now offers some great real estate deals, both in residential and commercial.

MIDTOWN
offers a bungalow style community that was developed back in the 1920s. Most of the homes are small with a Cape Cod design or Spanish style. Some of the homes in this district have wood floors and much character. The real estate property in this downtown area is highly sought over mainly due to its location close to the beaches and to the Harbor.

VENTURA BEACH
The beach homes are located in the Ventura Keys, Ventura Marina and Pierpoint. In the beach areas you can find small bungalows all the way up to huge beachfront homes and some have up to 90 feet of beach frontage.

VENTURA EAST END

Ventura County has some of the cleanest and safest beaches in all of California, yet most of the beaches are not occupied or busy during most of the year. This is big surfing country and early in the mornings the beaches are busy with surfers coming in from all over to enjoy the blue Pacific. At many of the Ventura County beaches, there are public campgrounds and picnic areas also.
