Oxnard Living

Oxnard, California Located between Ventura, on the north, and Camarillo to the south, is Ventura County’s biggest city, Oxnard. Oxnard is surrounded by vast fields of strawberries and each spring Oxnard celebrates it’s biggest crop by hosting the California Strawberry Festival.

Strawberries are not the only crop grown in the area as many vegetables, oranges, lemons, avocados and artichokes are also grown in large quantities. Originally, the Oxnard family grew sugar beets and sugar beets became the largest agricultural product in the area.

Today, agriculture remains a major industry, however in the last decade many new types of businesses and industries have moved into the very business like atmosphere that is Ventura county. This continues to make Oxnard a highly sought after real estate market for homes, condos and townhomes and apartments. Today, there are numerous business parks, shopping centers, retail centers, medical offices and services, and other services including banking and financial centers. There are a number of outstanding educational institutions in Ventura county and Oxnard College is located in the City of Oxnard.

The thousands of workers that have moved into the area have caused local developers and builders to construct more and more housing options that meet the need of those looking for affordable homes and also those looking for more upscale and luxurious homes.

The professionals at Keller Williams know the market very well in Ventura and in Oxnard.

Housing Prices Hit New High in March

Prices of new homes nationall are increasing sharply this year. The U.S. Department of Commerce revealed the median price nationwide for new homes was $290,000 in March, which is an 11.2 percent jump between February and March of 2014.

Housing Expert Don Frommeyer, CRMS, President of NAMB (The Association of Mortgage Professionals), attributes the rising prices to the low supply. “Housing inventory remains at a historically low number. Slowly we’re seeing more houses on the market, but as of now it’s still a low supply compared to the past,” says Frommeyer. “With fewer houses on the market, sellers can keep their prices high as the demand is still there.”

In addition, more lenders are easing restrictions in an attempt to encourage buyers even though prices remain high. “The buying landscape is changing and lenders are starting to accept lower credit scores with reduced down-payment requirements.

It’s a way to encourage house and mortgage sales and help continue the housing recovery,” continues Frommeyer. Santa Cruz Island, Our Backdoor Neighbor

Wikipedia

Wikipedia

channell=The residents of Southern California and especially the people who live in Ventura County are lucky to have a famous Channel Islands National Park just a few miles offshore. This unique Park is made up of the several offshore islands, off the coast of Southern California.

California’s Channel Islands are often called “the Galapagos Islands of North America” due to their unique and diverse array of plants and animals, 145 of which are found nowhere else on earth.

Close to the mainland yet worlds apart, Santa Cruz Island is home to plants and animals that are found nowhere else on earth. Like the Galapagos Islands of South America, these Islands exist in isolation, allowing evolution to proceed independently, fostering the development of 145 endemic or unique species. Santa Cruz Island is an example and is host to 70 of these endemic species. Some, like the island scrub jay and the Santa Cruz Island silver lotus, are found only on Santa Cruz Island. Ongoing research on this Island and the others is paving the way to a long term better environment for the creatures and plants of the islands and for the residents and visitors to the islands in the future. Yes, There is a Banana Belt of Ventura County !

abanas at the Banana Belt_ Anohter wonderful Place in Ventura County

Cabanas at the Banana Belt. Another wonderful Home in Ventura County

Yes, it’s true and the old timers used to talk openly about the Banana Belt of Ventura County. It was located along the sloping areas along the Santa Clara River, down near the ocean around Saticoy. This is a unique micro-climate and probably has the only commercial banana farm in the western United States. The small area is a ribbon of land nestled near the oceanfront community of La Conchita, just north of Ventura California. La Conchita is a small community located on U.S. Route 101, just southeast of the Santa Barbara county line.

The area is considered perfect for growing bananas, is rimmed with eastern cliffs that keep the ocean breezes circulating. The colder night air from the inland mountains is blocked from settling in.  It’s much milder here on winter nights..almost 8-10 degrees warmer. The cliffs are the foothills of the Los Padres National Forest and they provide the “air drainage” needed to keep the frost at bay.
Limited banana varieties will grow in other areas of Ventura County, but require more water and fertilizer.ban

Please Explain PMI

Home Purchase Private Mortgage Insurance is an insurance that will protect the Mortgage Lender.  The buyer will pay the premium. If you purchase a home and put 20% as a down payment, there is a 10%  difference between the down payment and the Mortgage Loan.  The lender wants a guarantee on that 10%  in case of foreclosure.  question

How much is PMI?  For simplicity,  here is a low ball example of how PMI words.

  • Home Purchase: $175,000
  • Loan amount $157,000
  • Insurer charges an annual premium of 0.49 percent
  • For an annual premium of $771.75
  • 12 monthly payments of $64.31 per month .

Now just multiply this up to get a pretty accurate month premium amount.
Note: Be sure and contact your lender when you reach 80%, as they must cancel the insurance. If not at 80% by Federal law they must at cancel at 78%.
