Some of the cleanest and finest beaches to be found anywhere in California or the nation are in Ventura County, on the coast just north of Los Angeles and south of Santa Barbara.

Rincon Point-Rincon Point is located just south of the Santa Barbara county line and is rated as one of the very top surfing places in the world. There is no cost to use the beach here.

Faria Beach & Campground-located seven miles south of Ventura, managed much like Hobson Beach Campground

Emma Wood State Beach-Beautiful day use only beach for children and family. Just east of the campground is the mouth of the Ventura River where it empties into the Pacific Ocean.
Surfers Point and Ventura Beach-This beach is where there is all year surfing and lots of surfers every day.

Housing Prices Hit New High in March

Prices of new homes nationall are increasing sharply this year. The U.S. Department of Commerce revealed the median price nationwide for new homes was $290,000 in March, which is an 11.2 percent jump between February and March of 2014.

Housing Expert Don Frommeyer, CRMS, President of NAMB (The Association of Mortgage Professionals), attributes the rising prices to the low supply. “Housing inventory remains at a historically low number. Slowly we’re seeing more houses on the market, but as of now it’s still a low supply compared to the past,” says Frommeyer. “With fewer houses on the market, sellers can keep their prices high as the demand is still there.”

In addition, more lenders are easing restrictions in an attempt to encourage buyers even though prices remain high. “The buying landscape is changing and lenders are starting to accept lower credit scores with reduced down-payment requirements.

It’s a way to encourage house and mortgage sales and help continue the housing recovery,” continues Frommeyer. Yes, it’s true and the old timers used to talk openly about the Banana Belt of Ventura County. It was located along the sloping areas along the Santa Clara River, down near the ocean around Saticoy. This is a unique micro-climate and probably has the only commercial banana farm in the western United States. The small area is a ribbon of land nestled near the oceanfront community of La Conchita, just north of Ventura California. La Conchita is a small community located on U.S. Route 101, just southeast of the Santa Barbara county line.

The area is considered perfect for growing bananas, is rimmed with eastern cliffs that keep the ocean breezes circulating. The colder night air from the inland mountains is blocked from settling in.  It’s much milder here on winter nights..almost 8-10 degrees warmer. The cliffs are the foothills of the Los Padres National Forest and they provide the “air drainage” needed to keep the frost at bay.
